Dear friends,

When I started Residencias Los Jardines, I started writing a weekly newsletter -determined to tell all the good, bad, and the ugly. I knew some readers would be interested in the construction process. I expected others might be interested in the lifestyle of two people who had decided to live outside the box. For others, the adventures of Lita, the parrot and the cat took on an entertainment saga all its own.

Residencias Los Jardines is finished. We periodically have re-sales and rental availability. Some readers may be interested in this information.

What Happened This Week

Weather: Normal... windy, dry, beautiful...

Stories

Comment: Irrigation and Internet have been my two biggest headaches. It appears that I might actually get these resolved. Wow!!!!! What a relief if it happens... I feel confident that Security Cameras will also be resolved... not that I am a fan of them.

Irrigation Systems: Final Planned Upgrade: We now have 24 battery operated, programmable watering devices covering 45 zones. All working at night from 10 to 5:45 in the morning--Monday thru Saturday with not more than three zones operating at any one time. This relieves pressure on our pumping capacity in the day and is suppose to free up the gardener's time to focus on the hand watering, cleaning, etc. I am sure there will have to be some tweaking but I do think we are mostly operational at this point in time. This project took much longer and proved more involved / difficult than expected. But I let the workmen do the work after I had shown them what to do and how to do it... After the first several, they "owned" the project and hopefully will maintain it (as much as Tico's are want to "maintain")... but I will be on them...

Internet: Final planned upgrade was done this morning. We have disconnected TIGO and added Fibre EnCasa. We also accepted an offer from TeleCable to receive double the signal at the same price so of course we accepted their offer... (this has not yet started). As of now, we have 200 mbps down and 105mbps up as well as redundancy in suppliers. Since we installed the new equipment -8 weeks ago- we have not had one outage... this is a major record for us... and relief for me. I got a new iPad and wow... is it fast, fast, fast...

Camera Security: We are working on this. The tech identified one problem being the switch that we were using was not designed to process camera signals. We bought a new switch and separated the internet from the security camera system. Three cameras are operational; he returns Tuesday to problem solve the remaining 4. I am hopeful that at the end of Tuesday, this issue will also be solved.

Shareholder Registration: Still on going but getting closer... I have most of the info...perhaps missing some sub-corporate / owner info... we'll have to see...

Job Advertisement: I continue to receive applications but most are lacking in one or all of what I am looking for and for those who might be trainable, something is right..they own their own house so don't want to live on site, they are not legal to work in CR, etc...

Doneste Administration: We have decided to hold the annual shareholder meeting March 7. I am preparing for that -the annual report to shareholders (state of the condo), financial statements for the year vs. the budget and explanations (we will have plenty this year), new budget, agenda items for decisions including the election of two officers to vacant positions -President and Fiscal.

We have terminated (again) the accountant we had for a long time and have agreed on a new accountant. We will begin working with her.

Foreclosure: Tuesday is the auction of the property on which I am foreclosing. I will go and "buy" the property for the value of my mortgage -if no one else wants to pay more for it and pay me out. We''ll see what happens... even if what I plan happens, it will take several months for the title to be transferred. In the interim, I am negotiating with a would-be buyer who will take possession of the property once I have clear title to it.

Investment Business: Still bumps in the road... when will they learn??? never? don't know the answer yet...

BAC: Have to verify info... waiting on 2nd account... we'll see.

Expensive Month: January is an expensive month... property taxes are due (if you want a discount you have to pay full taxes in this month) / corporate taxes are due also.
