Dear friends,

When I started Residencias Los Jardines, I started writing a weekly newsletter -determined to tell all the good, bad, and the ugly. I knew some readers would be interested in the construction process. I expected others might be interested in the lifestyle of two people who had decided to live outside the box. For others, the adventures of Lita, the parrot and the cat took on an entertainment saga all its own.

Residencias Los Jardines is finished. We periodically have re-sales and rental availability. Some readers may be interested in this information.

Our Lives

Rainy Season... We have had a little rain but not enough to replenish the ground water... plants are happy... only minor watering this past week.

What Happened This Week

Vacancies: Another week and not one inquiry... Another week and not one inquiry... this is becoming chronic. One owners are now having to flow money back into their units... they are not happy nor anxious about doing that... we'll see... I spoke with an agent who said he is part of an 80 group connected agents... they have virtually no business. The compound next to us, is largely vacant.

Steadying the Ship...: Another week and not one inquiry... Another week and not one inquiry... this is becoming chronic. One owners are now having to flow money back into their units... We have finally finished 108 exterior rehab. Supplies are in place for the balance of the now planned work. Garden trimming is being caught up. Then back to building / infrastructure mtnc. A pressure tank had to be replaced. A simple job became a 1 1/2 day job... knowing what we now know, we can change the next tank in an hour and be confident it will work.

Update of Shareholder Agreement: Another week and not one inquiry... Another week and not one inquiry... this is becoming chronic. One owners are now having to flow money back into their units... The often promised work has not been delivered.

"La Trinidad" Foreclosure: Another week and not one inquiry... Another week and not one inquiry... this is becoming chronic. One owners are now having to flow money back into their units... ...the debtor asked if I would forgive the past three months of non-payment of interest if he started paying. I agreed. He has gone silent. He has been notified. I am close to pulling the trigger and I will add additional instructions to make it extremely uncomfortable for him. He has jerked me around and has defined himself as not a nice guy.

INS Suit: Another week and not one inquiry... Another week and not one inquiry... this is becoming chronic. One owners are now having to flow money back into their units... Yes, they appealed basically challenging the authority of the Chamber to decide this. This was ruled on by the Sala 1 and the case was determined that they did have jurisdiction. They also want the case deferred until the criminal case -which they have re-opened- is decided... again the criminal case was thrown out by the court. In a case more advanced than mine -Improsa Bank- a lazy prosecuting attorney asked INS to write his brief staying Improsa's award. That is being appealed... the recent BS just added several more years to the process.

Wine Club: Another week and not one inquiry... Another week and not one inquiry... this is becoming chronic. One owners are now having to flow money back into their units... 32 people / the food was not as good as last year. The restaurant is up for sale / they did not impress anyone this year.

A casual laborer we have to haul away the garden waste was here this week. He said he has been out of work for 12 days... very unusual for him. He said that with all the tax and reporting changes, people are just not spending money. I hear similar comments from others. Still lots of traffic / I saw three accidents this week... all rear-enders... driving too close / not paying attention... no motorcycles involved this week in what I saw. Difficulties: we ordered additional checks from Scotiabank. The account requires two signatures. I was advised that the checks were ready... I went for pick up... no, I had to have a Persona Juridica -a piece of paper saying who the officers were of the corporation- I returned with it... no, still could not get the checks, I had to have the second person with me for signature... it is no wonder why productivity is soooooo low in this country... my Volvo which a month ago, blew the turbo hose, it was replaced, and now a month later the same thing happened... it has been in for repair for the past week -he is looking for some part... good thing I have use of a friend's car... moral of the story... if you have a Volvo, have a second car...

I have not had time nor interest in following country chaos... Special exemption was given to CAJA people and now everyone wants a exemption... including the judicial branch which says nothing applies to them... they are unregulated... so they are not going to enforce anything if they do not get their way... meanwhile, the government submitted a budget... supposedly slightly lower than last year's budget but questions are being raised about the base for comparrison and calculations... just government smoke and mirror I believe... and a reorganization of the agency administering student loans has resulted in the orginal agency administering 10% of the loans as before with virtually the same staff and the organization to which the 90% of loans were transferred to, hired 75 people ...great efficiency and cost savings... only CR can figure this out.
