Dear friends,

When I started Residencias Los Jardines, I started writing a weekly newsletter -determined to tell all the good, bad, and the ugly. I knew some readers would be interested in the construction process. I expected others might be interested in the lifestyle of two people who had decided to live outside the box. For others, the adventures of Lita, the parrot and the cat took on an entertainment saga all its own.

Residencias Los Jardines is finished. We periodically have re-sales and rental availability. Some readers may be interested in this information.

Each of the units consists of two bedrooms / two bathrooms, and a large living/dining/kitchen area. The floor plan of each of these units has eliminated the optional "den / office" divider. The result is a larger area offering more flexible furniture arrangements while still maintaining the option of including an office area. At 105m2 plus two parking spots each and storage locker, they offer a great opportunity for someone seeking views, security, central location, and first class, all round living...

Our Lives

Weather: Winds have been low / temperatures hotter / evenings warmer / life is great. We actually had a shower... not more than settling the dust... but it was a shower... Some think this is heralding an early rainy season. I don't... just a bit of a freak... it is still, hot, sunny, and wonderful.

What Happened This Week:

Condo Administration: Finally Progress: After 6 mos of working towards the shareholder's meeting and developing / identifying the resolutions we wanted to help us move forward, we got our results. We had our meeting / voting this morning... Surprisingly all the resolutions passed with the requisite percentages. I was surprised that there was only one really contentions resolution; there was very little / virtually no discussion about any of the others... The issue was whether to pay the Property Manager for work done that she did not collect for... even though we all knew she was doing it and in this case, the association had approved the salary for the job... I was surprised by some of the votes and still cannot understand not paying someone for work they have done... but that is why there was a lively debate... others felt differently.

Several ancillary issue developed and have been resolved. None of them were Doneste S.A. caused even though the initial assertion was that Doneste was responsible. Sometimes "experts" are wrong and the ignorant are right when the "experts" cannot answer simple questions, like: o.k. it worked before, so what has caused it to not work? How and where did you measure the signal strength...? was that the appropriate place????

I looked at a loan opportunity. Big house in a lousy area owned by a couple whose husband was sick in Holland and she was left behind to sell every thing... I did not like the deal. There was substantial value but I did not like what I saw and did not want to end up dealing with a default should it happen. I passed on it but a friend of mine, younger and not yet burned, decided to pick it up... o.k.

Another opportunity has presented itself -newer, closer and more manageable if... I feel better about this. I will be viewing in a few minutes...

Friends / Selling: As expected, the Jaco deal did not close. Again the extended the closing for a month with an additional payment. I really hope it works out for them but am fearful. If it does go south, they will have gotten some cash in their pocket so it will sooth the takeover...

Market: Had one rental viewing and one purchase viewing.

New Year's Resolution: "To stay out of trouble"... short and sweet... difficult to do in CR... We'll see... and to remember a younger friend's observation: "it is easier to stay away from trouble than to get out of it..."

COMMENTS

I have simply been too busy to notice what is going on... Hopefully with the admin stuff behind me and the final client moving in on Monday, and invoicing out of the way, maybe I will have some time to myself.
