Dear friends,

When I started Residencias Los Jardines, I started writing a weekly newsletter -determined to tell all the good, bad, and the ugly. I knew some readers would be interested in the construction process. I expected others might be interested in the lifestyle of two people who had decided to live outside the box. For others, the adventures of Lita, the parrot and the cat took on an entertainment saga all its own.

Residencias Los Jardines is finished. We periodically have re-sales and rental availability. Some readers may be interested in this information.

Our Lives

Weather: We are into the dry season... winds have started and will get progressively stronger... no rain, few clouds, beautiful but we need to keep the plants happy... Nature is not doing it for us...

What Happened This Week:

Pushing Rope Uphill:

Heredia House: Closing still has not happened. The National Registro has not yet recorded the mortgage cancellation... will they before they go on Christmas break? don't know... it is absolutely incredible!! but... fortunately the bank and the buyer are standing by... me? I am in limbo because Lita is still reluctant to sign the deal regardless... ooohhh me...!!!!

Condo Administration: We are now, all back from where ever... The acting property manager has stepped aside and Pam has again resumed the role... we are bringing her up to speed while integrating changes made during her absence... eg. we have now removed the two long term gardening/mtcn staff we have had for years, and shifted responsibilities as well has hired one replacement staff with a new job description as well as hired a new gardening company. In addition, we are finding lapses in the documentation and records from before which highlights the status of what we inherited... and last week we had to spend several very frustrating days running in circles with the Muni of Santa Ana which, if they had had an inclination to answer our questions rather than let us flounder, could have been resolved in an hour vs. six man-days... and getting the new Board of Directors signed up with the corporate bank consisted of a 1/2 in of paperwork and multiple signatures of virtually the same form... If all this hasn't been enough, we are in the process of changing our accountant who has become a disappointment. These all represent a lot of changes... a lot... and have taken much more of our time / my time than I ever wanted to devote to this but have had to. Our day to day work is now pretty well changed around and we think it is running smoothly with some tweaking -we have the accountant yet to put in place but have a handle on a person. (We have made good decisions re. garden replacement and the addition of a full time grounds keeper... this involved a comprehensive job description / bar chart schedule / and site map to overlay on the job description... it seems to be working... along with a little tweaking with the gardening company based on our mutual experience and all are now happy and will move forward with confidence. The two mtnc people were dedicated to rehabilitating our various irrigation systems which had been allowed to fall into disrepair... this has taken 4 man-weeks and lot of money. It is a result of past administrations not investing in mtnc. -like so much of what we are now having to do.) However, re. our corporate administration, we are way behind and now need to focus on that by preparing for a shareholder meeting in latter January. I feel good about what we have accomplished / I feel good about the future / fortunately I have a good team to work with -Pam and Vito- I hope to let up my foot on the gas soon... not yet ...but soon. My next focus will be to supervise the building of automatic irrigation systems which will work at night so we can do a better job of covering our watering requirements and not outrunning our reservoir / pumping capability.

My own work has suffered and taken a back seat. It is a mess right now. and as I have said before, getting things done here, even seemingly simple things, is really difficult and requires lots of Valium and /or scotch...

But I did help a friend get a good mortgage / and I am cooking for 24 people tomorrow hosting at the large pool / rancho... eat your heart out N. Am. it will be 28C / 85F / breeze / partly sunny / waterfalls / pool / bar-b-que / frig / tables... everything...
