When I started Residencias Los Jardines, I started writing a weekly newsletter -determined to tell all the good, bad, and the ugly. I knew some readers would be interested in the construction process. I expected others might be interested in the lifestyle of two people who had decided to live outside the box. For others, the adventures of Lita, the parrot and the cat took on an entertainment saga all its own.

House Maintenance: I've been doing this for 35 - 40 years. It doesn't get any easier and here it is even harder to find replacement parts. There are so many things which can get messed up with tenant occupancy and some of these take forever to sort out and / or fix. At the end of the day, you wonder what you have accomplished. I have been accused of "over" maintaining houses... I don't agree. I try to keep them in their original state and with the full inventory of items provided. I know others on site are not being maintained to this level; complaints have filtered through... I know there is no detailed examination or checklist of contents and I know the cleaning is not as thorough... my units could be hit with this crossfire... I will probably never know.... but that is the way life is... Even without capital appreciation, maintenance is important and it is one thing which shows when you compare units... ticos are not known for maintenance and I know N. Am. sometimes don't do a spectacular job at it either. Rates... but over the long run, you will have a more saleable product when that time comes and in the meantime you are likely to have higher occupancy... and hopefully, better quality tenants.
Market Activity: we had three viewings and one acceptance. 113 is now leased to a corporate client. Since I can provide a legal receipt and since I had spent numerous hours and effort and expense in bringing this unit back to almost new condition, it was leased by a company. That means this unit will have only about two weeks vacancy over 18 mo. I still have two great units -106C and D available. They will rent.
Hospital Metropolitano: went for both an echocardiagram and a stress test... just more elective tests to determine the status of my 71 yr old body. Nothing significant... more likely to die from a dump truck running over me... for those curious, each was about C61,000 or $120. Now I go in on Monday to put all the info. together and to determine if I am a candidate for an elective hernia operation.
Maintenance of houses and body takes time and effort... no one wants to rent me but I'm still around to raise a little hell...
