Dear friends,

When I started Residencias Los Jardines, I started writing a weekly news letter -determined to tell all the good, bad, and the ugly. I knew some readers would be interested in the construction process. I expected others might be interested in the lifestyle of two people who had decided to live outside the box. For others, the adventures of Lita, the parrot and the cat took on an entertainment saga all its own.

Residencias Los Jardines is finished. We periodically have resales and rental availability. Some readers may be interested in this information.

More and more, the content will be dominated by events of our new project, "El Dorado" for short. While the future is always uncertain, I again aim to tell it like it happens -the good, the bad, and the ugly, and that is what follows.

Updates about Hacienda El Dorado

Rio Oro: A New Beginning: We've reached an agreement and inked a deal with a very strong developer from Venezuela. El Dorado will be reborn with a different vision. That new vision will be created over the next year.

My work on Phase 2 is now completed and is off my computer. We'll see what happens.

We've started the yearly maintenance schedule... painting, patching, staining, etc. -this continues...

We had an offer on 114 but when the owner came face to face with the decision to sell, he back off feeling keeping it was a better option for him at this point in time. The would be purchasers were very disappointed...

Unit 121 will closed this past week.

Over the past 13 months, there have or will have sold 8 houses -this could have been 9 but the owner withdrew the house. There is no common denominator in either seller or buyers that I see, except that all were reasonably priced.

We have continued to see a number of purchasers this past week and few renters...

Our Lives

WEATHER: dry, lots of strong winds -cooler than normal.

All in a Week's Living in CR:

Somethings Blowing In the Wind... yes, the wind is now and has been blowing hard this week but for some reason, there seems to be a lot of purchasers around... something we haven't seen for several years... some are buying for their own use, some are buying for investment, and investment / use -the total gamut... what we are not seeing is a strong rental market and houses still have to be priced right...

Bar-b-q parts: We have two of the same bar-b-qs -they are great. The company which makes them in located in Georgia. Getting replacement parts from the is tough... there doesn't seem to be an after market supplier so we have to go directly to the manufacturer. After several years of use, the burner tubes needed to be replaced. This is not abnormal... in fact they had lasted longer than most. They failed just before Christmas... I called the factory, they were closed for the holidays... not too surprising but disappointing... I called on Jan. 3 and placed the order. I followed up Jan. 8 because I hadn't received a confirmation...they need 10-14 days for shipping... (Wow, the guy for garden lights ships the same day -I got spoiled.) I called again Jan. 21... they would expedite the order... and would try to get it out that week. On Jan. 31, I received a notice from the shipper in Miami that I had a shipment... I had no invoice from the manufacturer to process the package. Three phone calls later over two days, I finally got an on-line invoice, sent it to Miami and got the parts delivered on Friday... I'm disappointed in this company's delivery system but their bar-b-qs are good... however, they do not have a complete replacement parts list... and somethings may be impossible to source... we'll leave that for the future... I've re-bulit parts before and may have to again...
