RENTALS AT LOS JARDINES

» NOTES

When I started Residencias Los Jardines, I started writing a weekly news letter —determined to tell all the good, bad, and the ugly. I knew some readers would be interested in the construction process. I expected others might be interested in the lifestyle of two people who had decided to live outside the box. For others, the adventures of Lita, the parrot and the cat took on an entertainment saga all its own.

Residencias Los Jardines is finished. We periodically have resales and rental availability. Some readers may be interested in this information.

More and more, the content will be dominated by events of our new project, "El Dorado" for short. While the future is always uncertain, I again aim to tell it like it happens —the good, the bad, and the ugly, and that is what follows.

In an effort to make the format more interesting and visually appealing and to field inquiries re. El Dorado, the news letter is now being distributed by Jan Kozak, Marketing Manager, Hacienda El Dorado. I will remain the author.

DISTRIBUTION METHOD CHANGE: We used to use Yahoo mail but the lists got too long and Yahoo dropped names for reasons we couldn't understand.  We went o Google mail and that had is problems as well.  We then went to a Google Group system where people had to enlist;  some people were intimidated by this and / or it didn't seem to work for them.  For a while, we ran two parallel systems but gave that after several months.  We are now going to a different method...a non-website affiliated company which says it will distribute the newsletter and where I can update the address easily.  We'll see.

INVU: The 2009 Plano Catastro (Survey) finally got registered.  That will allow one of the consultants to obtain two letters he needs to fill in missing information. Beginning next week, the coordinating consulting should be in a position to speak with the coordinating engineer to review the status of his documentation.

Dogs and Porcupines--should never play together. The dog always looses. The porcupine looses only quills to the dogs and the dog gets a very sore mouth as a result. ...and in my experience, the dog doesn't learn so lives to repeat the same mistake.

Website: This job is still lagging as my focus has been diverted by issues at Los Jardines.

» RESIDENCIAS LOS JARDINES

Administration:  We're working on selecting a Treasurer;  2nd. stage of the process will go out this week.

Sod was installed; no rain this past week so we are continuing to water it by hand.

We had the well water tested; it's fine as it has always been.  Some owners want a more thorough chemical analysis done of the water; that is underway.

TENANTS:
In conversation with other people, I find our experience no different from theirs--it's not that we are doing anything wrong.  It's the incidence of bad tenants is on the rise.

Having said that, I believe we leased 115 and 121 this week and have a party interested in 106C.  We'll see.

» OUR LIVES

Weather: no rain; beautiful temperature

We had planned to take a few days off this week but it didn't happen.  Various things got in the way and since guests are coming for two weeks beginning May 31, we probably won't go away next week either.  More long term Canadian  friends are coming here for dental work.  This will be the third friend in what ends up being a multiple stage undertaking.  Good thing is that we get to renew  friendships and they get a holiday out of it as well as good, and less expensive dental work.

On Sunday last we entertained friends; (they previously lived on site) and found out that our newest owner had met her at New Comers Meeting.  We were able to unit them over a fantastic seafood pasta sauce I had made.  The fish truck we've been using the past several weeks had such an array of seafood that I made a BIG batch of creamy seafood sauce with shrimp, cherry stone clams, mussels, and lobster...that help fill up the freezer and will last several months.

Brian, Lita, Hugo, irreverent Vicka, the pigeon toed parrot, and the newbies — Chico and Chica.
