Possible Purchaser Financing & Semana Santa

When I started Residencias Los Jardines, I started writing a weekly news letter —determined to tell all the good, bad, and the ugly. I knew some readers would be interested in the construction process. I expected others might be interested in the lifestyle of two people who had decided to live outside the box. For others, the adventures of lita, the parrot and the cat took on an entertainment saga all its own.

Residencias Los Jardines is finished. We periodically have resales and rental availability. Some readers may be interested in this information.

More and more, the content will be dominated by events of our new project, "El Dorado" for short. While the future is always uncertain, I again aim to tell it like it happens —the good, the bad, and the ugly, and that is what follows.

In an effort to make the format more interesting and visually appealing and to field inquiries re. El Dorado, the news letter is now being distributed by Jan Kozak, Marketing Manager, Hacienda El Dorado. I will remain the author.

Advertising: We will be changing our advertising to include Residencias Los Jardines AND Hacienda El Dorado.  This will cover off people looking to purchase / lease now and for those with a longer time horizon.

Purchaser Financing:  The attached info. sheet (click here) was sent to me earlier this week. It looked interesting. I spoke with the author. He said it was Asian bank money.  It's my guess that the rumor we heard re. the Chinese trying to diversify out of the US Treasury bills may be finding its way out in this manner. Fine. At 3.73% interest with application requirements equal to or better than many CR banks and with a loan to value ratio of 35-65%, it might be of interest to some of our purchasers.  He said that when we have our construction permits, he would like to speak with us.... and that's a date!

» CONSTRUCTION LOG

Water: The AyA letter did not mention one item which our consultants feel is important for INVU's approval.  That missing information, ie, that the water supplied will be for 25 lots will be added this week.....there's no disagreement on it, the information just didn't get included......

Timing:  While there are still many unknowns and issues beyond our control, we have reason to believe that the site plan could be approved in June.

Landscaping:  when the rains start, we'll plant the bamboo along the fence lines.

Accounting & Reporting System: I'm not sure the glitches have been eliminated yet.

Plastic Pipe:  It's easy to work with but is certainly not as good as copper or galvanize. This week, we had two 90 degree elbows fail on the inside of the 90 degrees.  It must be a structural weakness of this fitting. 

International Community:  We currently have people from: USA, Canada including Quebec (French Canada), Switzerland, Austria, Brazil, Latvia, France, Argentina, Cuba, Dominican Republic, UK, Philippines, Sweden, and CR on site.

Rentals:  We leased Unit 113.  We may have another 2 bedroom coming available. 

Sales: The offer on 107 has shown a little life.  A $5,000 gap currently exists.   We have a couple returning  on Sunday for a 2nd. look as well.  We'll see if anything happens on in either case.

» OUR LIVES

Weather: Nature does not progress in a straight line.  The winds and dry conditions returned for most of the week.  

Semana Santa:  Probably the most important holiday of the year in CR.  Everything is shut down and the Central Valley / San Jose area is a ghost town.  Work continues on the auto pista. The offical legal days off are Thursday and Friday.  This year, the holiday also incorporates Juan Santamaria Day....a national hero. 


Brian, Lita, Hugo, irreverent Vicka, the pigeon toed parrot, and the newbies — Chico and Chica.
