I knew some readers would be interested in the construction process. I expected others might be interested in the lifestyle of two people who had decided to live outside the box. For others, the adventures of Lita, the parrot and the cat took on an entertainment saga all its own. Residencias Los Jardines is finished. We periodically have re-sales and rental availability. What Happened This WeekWeather: Normal... the wind's showed up... StoriesSecurity Cameras: Still on my list of "to dos". We had a techie in but he wanted to sell us new cameras -that is not the problem- in the process of showing us what he didn't know, he screwed up what was working... we had to sort it out and wished him well elsewhere. Still working on this... I suspect it is a design problem which can be rectified with a piece of equipment and a system re-configuration. I do not think it an installation deficiency. Shareholder Meeting: Held as scheduled. Very little interest / participation. I don't know how to interpret this... but that is the way life is. For now, Vito and I will continue on with Daisy's help. We are hoping there will be an end to the administrative compliance work; the new accountant is beginning to get up to speed and complete the back reports. Soon, she should be able to focus on my history... Foreclosure-La Trinidad: I continue to wait -I was told 3-4 months. It has only been 1 1/2 months. The other borrower is trying -whether he is going to be able to resolve his situation is yet unknown. He has bought some time with me but he has to resolve his problem. Hope for the Future: I am going to start a training program this week. I am sure he is capable... otherwise I wouldn't even start this... whether he wants to do the job or not is the unknown... He will be getting a trial period over the next several weeks... Investment Business: Concluded another short term deal with the same builder. In addition I expect to close this week a longer term deal with a new partner. We continue to look for additional opportunities. CAJA (Social Medicine System): After three weeks, lots of money, two appointments, Lita is now re-inscribed. We were able to apply for our renewed cedulas (an ID card which is required for virtually everything). Now we wait to receive the physical card -in the interim, we have a document saying the physical card will be coming in April... Market Activity: We have had a lot of showings but only one taker... and I am not sure how that is going to work out... Delinquency Enforcement: Periodically, this has been an issue of concern -either for tenants or owners who fall behind on their rent or HOA fees. My lease advises what will happen and our Shareholder's agreement does as well. Several lawyers when contacted have expressed concern that the procedures / provisions outlined are enforceable / legal in CR. I have never agreed... (but who am I... just a guy with common sense which doesn't necessarily mean anything here)... Regardless, I received a notice sent to all owners of condos in a large complex in Rohrmoser in which I own some condos. What the announcement said was far more aggressive than any of my provisions -I am sure the administration received legal counsel before making such a public announcement... I want to find these lawyers with cajones...!! I will continue to believe our provisions and application of these are reasonable and legal. |
News Items of the Week
COMMENTS Earthquake: we actually felt this..5.4 / 8:30 pm... I thought Lita was getting frisky... Inflation: according to the government, the inflation rate in 2019 was 1.8% ...based on the amount of government fees I have had to pay over the past month... I question this figure... I don't think the government stats consider government imposed processing fees... they get pretty heavy for slow, complex, convoluted services... and the legal fees for compliance is not added into the inflation but yet the cost of doing business has substantially increased... wow!!! Coronavirus: as of now, it seems CR has 6 confirmed cases... the first seem to have come from inflected New Yorkers... this is the only news in CR ...no bigger than normal drug busts, no outrageous crimes, normal accidents and construction BS... normal expat concern about US politics and stock market, normal disinterest in both by ticos. |
