Brian Timmons Dear friends, When I started Residencias Los Jardines, I started writing a weekly newsletter -determined to tell all the good, bad, and the ugly. I knew some readers would be interested in the construction process. I expected others might be interested in the lifestyle of two people who had decided to live outside the box. For others, the adventures of Lita, the parrot and the cat took on an entertainment saga all its own. Residencias Los Jardines is finished. We periodically have re-sales and rental availability. Rainy Season... Rainy season kicked back in... nice for everyone and everything... What Happened This WeekVacancies: Not one inquiry... Volvo: The problem was what his initial diagnosis was... a blown turbo hose... I never knew it existed... Including a complete car wash... $200. I love this guy... he runs a clean shop -all tools organized, spends time diagnosing the problem... knowledgeable. INS suit: I got the results: The Chamber of Commerce Dispute Resolution body found in my favor and awarded me, (1) return of principle, (2) all legal costs, and (3) all elapsed interest payments at legal penalty rate which would be 15.6% interest. Great... but wait... this is CR... INS won't pay. Now I have to sue the buggers in civil court... in the mean time, their appeal to the Sala 1 for complete annulment grinds away... I have won NOTHING after 4 1/2 years... I have the opportunity to continue in a different vein... I have a meeting with the lawyers Tuesday to discuss the findings and to map out the next strategy. "La Trinidad" Foreclosure: I have not initiated a foreclosure proceedings. Based on previous experiences, it is faster to negotiate a buyout... or settlement... provided that it is a push $$ wise... and to put an attractive price and financing terms -after all, I just want to sell and move on... I put together the marketing details, and put it out to several brokers. I have two offers... one of which I accepted... hopefully it will close mid week... What is the difference this time vs. previous times when I had to beat my head against the wall for a long time? I have developed additional contacts over the past 6 mo. and those proved valuable... and I cut the price right away... it appears to have been the right strategy... we'll see what happens this week. Sick and Crippled: both Lita and I were down this week. Exchange Rate: The colon continues to get stronger... exchange rate now around 580:1 USD. The legislature approved the request of the government to sell $1.5 EU bonds to retire the more expensive local borrowings. It is expected that credit will get easier, interest rates will decrease, and unemployment will drop from the official 12%... we'll see. |

COMMENTS 1. VAT and Construction: Of course... 2. Eurobond Financing: The government did not get the blank check they were hoping for. Now they will have to demonstrate that they can, in fact, reduce costs... Personally, I doubt that will happen... so we’ll see what happens next time government wants more $$. 3. Styrofoam ban: Wow, we can hardly survive now. No straws and no Styrofoam containers... Mmmm... Time to seek another country where we can continue to polute...
