Brian Timmons Dear friends, When I started Residencias Los Jardines, I started writing a weekly newsletter -determined to tell all the good, bad, and the ugly. I knew some readers would be interested in the construction process. I expected others might be interested in the lifestyle of two people who had decided to live outside the box. For others, the adventures of Lita, the parrot and the cat took on an entertainment saga all its own. Residencias Los Jardines is finished. We periodically have re-sales and rental availability. Some readers may be interested in this information. Brian Timmons |

rentals & sales Paradisus Condos / Rohrmoser Each of the units consists of two bedrooms / two bathrooms, and a large living/dining/kitchen area. The floor plan of each of these units has eliminated the optional "den / office" divider. The result is a larger area offering more flexible furniture arrangements while still maintaining the option of including an office area. At 105m2 plus two parking spots each and storage locker, they offer a great opportunity for someone seeking views, security, central location, and first class, all round living... PRICE REDUCTION |

Our Lives
High Winds: Winds were quieter and temperatures a less lower... while not yet into the rainy season, we sense a change. What Happened This WeekInternet: The provider, TIGO continues to provide unreliable service. We are looking at changing but have to wait a few months before what we hope to be a more reliable provider is available in our area. Irrigation and Gardening: This is a continuing challenge. We aren't there yet. Continue to re-work existing systems... Market Activity: I have had only one inquiry and viewing of Paradisus in 2 1/2 months. I had one this week and they took it. Hope it works out. RE. Los Jardines, only one who wanted to stuff it with 4 adult males... I played hardball re. price; they seem to have gone elsewhere. o.k. Re. 104: we had an interested client who had no money... we passed... Administrative Document Creation: Waiting for feedback from my colleagues and taking a break. I think what I created if close to perfect // but different eyes / minds may think differently. When it has been vetted, I will see about translating it into Spanish. Google translated does a 75% ok. job / it is the next 20% that needs to be focused on. INS Suit: INS had requested some documents which had no bearing on the case. I refused to give them and that was reported to the Tribunal. The Tribunal agreed with me. Now the Tribunal will proceed to render a decision.. a month or so. In the meantime, nothing is really happening on the rulings previously made. INS has appealed to SALA 1 -the supreme court for this type of issue -requesting a annulment of all decisions... Why? because in ALL cases INS lost, it was found liable and ordered to pay principal, legals and in some cases, back interest. I am told it will take about a year for the SALA to deal with the INS request... Anything for delay and diversion. RITEVE: This is the once a year car inspection. They do a good job in making sure cares / trucks / buses are safe mechanically. They also inspect for pollution. This still seems a bit spotty when one views cars / buses / trucks belching black / blue smoke... Regardless, the condition of cars on the road now is much better than when I came here 19 years ago. Unfortunately, the drivers are worse and there are more of them!! Vacancies: Again we have lots of rental vacancies: 102 / 104 / 111(?) / 112 / 113 / 114 / 121 / 123... ranging from $850 - $1,800... Compliance with new Tax Law: I have not dealt with this because it is too confusing and because I do not see how my situation can work. I had had previous conversations with a bookkeeper / lawyer / and now a CPA. Well after 1 1/2 hrs of discussion, he and his administrative assistant admitted they did not know either but agreed to ask the government tax authority how to handle it. My property management company is not the only one in the country but as we understand the law, monies I collect on behalf on my clients are attributed to my company... well that is not the case... and things I buy or pay for on their behalf are their expenses, not mine.???? In any place other than CR, there would seemingly be a simple solution... if there is, it is evading all of us... Cleaning Silica from Glass Shower Doors / Faucets: For anyone not having this problem, this is a ridiculous little story. For those of us who have been trying to solve this issue for years, I now have the solution. How does one clean silica build up on glass from water? Silica is not calcium. There is CLR or the equivalent which removes it. Silica? no way... nothing that has been used over the years touches it... Well, I now have the solution... so simple... fine grit emery paper... sand it off... It does not scratch the glass... only removes the silica... wow... the glass shower doors are now virtually new. To remove silica build up from faucets and counters, a razor blade knife. |

COMMENTS Nothing of any significance... exchange rate floats down... around 596 now. Roads are torn up in my areas of travel making a difficult situation even more difficult. |
