Dear friends,

When I started Residencias Los Jardines, I started writing a weekly newsletter -determined to tell all the good, bad, and the ugly. I knew some readers would be interested in the construction process. I expected others might be interested in the lifestyle of two people who had decided to live outside the box. For others, the adventures of Lita, the parrot and the cat took on an entertainment saga all its own.

Residencias Los Jardines is finished. We periodically have re-sales and rental availability. Some readers may be interested in this information.

Our Lives

Weather: Beautiful, normal, sunny, 25 degrees, cool evenings, gentle breeze... wow... loving it.

Tough Sledding: One tenant continues to be delinquent. I have shut off his water, Internet and cable TV and have asked him to leave... Actually, he is no where to be seen but he still has lots of personal things there. He asked for additional time to pay... this is after several previous times of bad behavior... I granted him until the 15. He again failed... I've ended my patience and want him gone...

District 4: My marketing effort is producing some interest. I've had 6 -four have been eliminated... I am still working with two... I have some hope but I am not delusional.

Foreclosure: She couldn't pay -said she was interested in selling... I figured a price that would give her equal pain... made an offer to buy... she rejected the offer, re-thought it, and a couple hours later accepted. She is moving out as I write, I am to take possession this evening. I will start repairs, painting, cleaning Monday. I have a signage being made. When the work is completed, I'll post it here and with agents. I think the owner will come out just fine and hopefully with a nice profit... and maybe a bit for me...

Los Jardines: Issues have arisen within the current board members. It seems like one is going to resign. Replacements have been secured and the annual shareholders meeting (now very much delayed) will be called early May with a very busy agenda. I may return to the Board, not what I ever really wanted but with the other two, I feel we can work together and form the strongest board with three active, competent members... something we have never had. This is at a time when we really need it but we have a lead sled puller in the President... and two of us will be very happy to keep pushing her (jijiji) and give her the support and help she can use...

Family Visitors: Two of Lita's family showed up as planned... Unfortunately I didn't know all this other stuff was going to get dumped in my lap so they have been neglected since their arrival. We are going to try and make that up beginning today through Tuesday. We are off to La Paz water falls and zoo today and Jaco / Punta Leona tomorrow for several days. The first several days can be described as wind-down days and they had great weather, good pool time, and yesterday we went to Porky's which they loved... and did a Google Review with 5 stars...

Other Winter Displaced Visitors: Will return next week from their 3 week road trip in my previously cranky Santa Fe... it has run flawlessly... finally, I have $26,000 into it and it is worth, maybe on a good day, $13,000... each repair was to be the last... wow!!! yes, I made multiple mistakes on this... but now I can sell it (??) with a clear conscience.

Europe: Two of us have settled on Crete as a location in Sept / Oct.- ostensibly for a month. We are now trying to get commitments from friends re. a luxury, 5 bedroom villa... We'll see is it can be put together. Fortunately, the other person is pulling the sled on this... I am a willing participant with a promise not to make too many additional problems.

Dental Work: Not only are Lita and I on a first name basis but we now know the whole family history back to 1500... so many visits, it is a bitch fixing old teeth. Even my crown was more complicated than previous but I am now done... Lita's is much more complicated... she still has a lot of work ahead of her but fortunately, most of the painful work is now behind her but her mouth is still a hodgepodge of makeshift paraphernalia.

March 16: Was her birthday, the anniversary of our meeting 32 years ago, and another dental appointment... she was sick with high blood pressure... either from the memory of our meeting, another year older, or the scheduled dental visit which she cancelled???!!! take your pick as to the reason... Today she is fine...

Misc. House Mtnc Issue: these always exist...

and all I wanted at this stage in my life was the hammock and margaritas.
