Brian Timmons Dear friends, When I started Residencias Los Jardines, I started writing a weekly newsletter -determined to tell all the good, bad, and the ugly. I knew some readers would be interested in the construction process. I expected others might be interested in the lifestyle of two people who had decided to live outside the box. For others, the adventures of Lita, the parrot and the cat took on an entertainment saga all its own. Residencias Los Jardines is finished. We periodically have re-sales and rental availability. Some readers may be interested in this information. Brian Timmons |

At 105m2 plus two parking spots each and storage locker, they offer a great opportunity for someone seeking views, security, central location, and first class, all round living... PRICE REDUCTION |

Our Lives
Weather: Mostly partly sunny, normal rainy weather, no wind, temperatures 25º C / 78º F – beautiful... Changes: The person who carried multiple hats shed a few... as it should have been years ago... one person was acting as Treasurer, Property Manager to the condominium, property manager to some home owners and as a real estate agent... too many hats without discrete roles. He ran himself into the ground and has resigned for health reasons. He has chosen to remain a RE agent. There is a plan in place to replace him as Treasurer and to manage the condo business. A number of us argued at the time this was voted on that this was a mistake and had continued argued... finally it has been recognized and is now being sorted out. Foreclosure: the "auction" was held in Puntarenas court house on Tuesday. No one showed up... so I will assume possession (not want I wanted) and the occupant has said he would move quietly to avoid embarrassment at the end of the month. The event went down like this: the Puntarenus courthouse is under renovation; some of the normal functions have been shifted elsewhere. After we found where that was, we found that the electrical company was replacing a blown transformer... the building had to power, all computers were down, all info. was on line, they didn't know what we were there for... my lawyer had his laptop, brought the info on line, they judge's assistant read the order, went to a manual typewriter, wrote what he was suppose to write and the entry / signature made--deal closed. All was done in the dime light of a building without power... Surgery: it went as scheduled. I had 3 phone calls reminding me... as if I could forget... I arrived at 3... no one seemed to know why I was there... the checking in and payment seemed overly disorganized but eventually we got it sorted out... I got prepped, a couple questions, out like a light, awoke at 5:45... left at 7:30. I am not running marathons but getting around. For those interested, the cost is about $3,300. A Problem Tenant: not my problem but he is still a problem... Rancho Re-thatching: done and should hold for another 7-8 years. Gate at Los Jardines: one of two main gates failed. The problem was found to be the gear drive. About 4-5 months ago, this was replaced. The replacement was a plastic part vs. a more substantial metal gear -this should have be better thought through... this gate gets a lot of use... so of course the plastic gear failed. Solution is to buy a new motor, repair this over time and have a back up... another good decision buy the new decision makers... lights are being replaced, water tank has been cleaned... things are getting done... finally, finally, finally... my hammock is not only a place of recuperation but a place of contentment (not resignation as it had become). Market Activity: NONE... I have two great houses restored to near original condition. I turned down two applicants: one had difficulty making the deposit and had a dog (he said it was his brothers but I didn't believe him); the second... retired army vet / gringo acted funny (too much agent orange I suspect) and after questioning, said he would be staying there with his girlfriend (o.k.) and her 4 additional family members... (not o.k.). So we continue to look... |
