The Story: The last sale... Unit 102


Weather: gorgeous mornings with afternoon rains.

Unit 102: We’ve had a delivery problem with the granite supplier. He sold the granite I had put a deposit on and around which I developed the color scheme. To say I’m “upset” is an understatement. There will be retribution but all in due time. This has held up the completion of the cabinetry by over a week. Another slow delivery is the wall water fountain (all three of them), Constant follow up, constant promises and long detailed explanations as to why... They will be paid but they will have to wait at least 2Xs the late delivery.

Terrace tile work is now done and it looks great.

Rebuilding: the roof on the rancho around the small swimming pool is being redone. The slope was never sufficient to shed water. The water penetrated the thatch and the thatch rotted. This was our error and we are rectifying it now.

Property Management: Leasing: We’ve had two people leave one of whom left behind a terrible mess. In both cases we are repairing, repainting and in one case, decorating the unit. One we believe is leased and we have a good corporate lessee interested in the other one.

Marketing: We have a “conditional” offer on 102 —the last remaining unit. Since the purchaser is a Tica, some of the documents have to be translated into Spanish. We fully expect the deal to go firm on Thursday. We’ve spoken with her at length, she’s spoken with our lawyer and we arranged a discussion group with several of the residents and her such that she could develop a better idea of who lived here and what is was like living here. She lives alone in a house in Escazu; she went out one night and came back to an burglarized house. She wants security and carefree living.

We currently have more leasing clients than we have vacancies. This is rewarding especially since this is arguably the slowest period of the year to lease.

Satellite: we now have 4 services each receiving 250+ channels. We’ll see how long it lasts.

Rio Oro Development

We have selected the engineering company to do the site plan. We’ve had several meetings with them and more are planned—we have to physically walk the land and view the terrain and trees against what is being proposed. A number of issues have to be dealt with. We hope to have the GPS plotting of the trees by Monday to get a better handle on the road locations.

We plan on having a separate company as principle architect —the person we have used at Los Jardines-- and will be working with him to make application for preliminary buildings and perimeter wall.

We are continuing to clear the land but by the time we near completion, we almost have to start over again.


The built-in furniture on the terrace is now finished. It looks great and will, I’m sure, make managing the birds easier for Lita—and for me, a great bar-b-q area.

For me, tranquility has receded into the horizon as we develop more and diversified work locations —two houses to repair, decoration of one, modifications to each, small rancho to rebuild, 102 to finish off, sales and leasing, misc. finishings on our house, Rio Oro issues, car problems...

Lita has returned to her routine of gym, birds, TV, and entertaining... I try to stay out of the way as much as possible or do as I’m told...

Saturday was our 20th anniversary. Not being a present giving person, I surprised her (when challenged) with something she had wanted for a long time (I planned ahead)... and this was in front of guests and she thought she was going to embarrass me... ah hah!!!!! Got her big time. I’m a hero today; she’s waiting for me in a little pink thingie... Tomorrow??? It’s in the future and the future is always unpredictable —so I could be sleeping with Canuk and Canuk could be wearing the pink thingie.
