The Story: The big clean up gets going and starting anew.


Weather: overcast with frequent rains.

Short week: We worked the crew thru two holidays and a number of full Saturdays as well as other overtime. We gave them Saturday, Monday, and Tuesday off. Wednesday, we started up again and for the most part, had 4 or so people working at Rio Oro.

Clean-up: Surplus materials had been organized but we had to wait until we had a place to put them. With the shipping containers located on the new property we started.

Unit 102: We’re still trying to get the paint color right. Finishing off details in preparation for the final finishes. Cabinetry is ready, tiles are on sight, etc. Next week will see a big change —landscaping has started. Exterior window moldings are yet to be finished.

Lockers: finally done; we’ll finish the landscaping next week.

Electrical System Upgrade: More signatures, more waiting, more waiting, nothing yet works. One of our two services, the most overloaded one, failed one night. It didn’t melt down but it did trip off. We keep hanging on. We’re now looking at the end of next week being the earliest possible date for operation. I personally doubt it.

Marketing: One person is begging to buy a two story unit but none are available. He’s looked at everything which is or which might be for sale but none are. One party has viewed 102 several times and have expressed some interest in it. When it has some finishings in it, I’ll invite them back.

A purchaser of two units who had never been on site nor had never seen her units arrived midweek. She’s delighted, perhaps even ecstatic.

Internet: working fine

Rio Oro Development

We set up two 45’ containers and have started filling them with materials from Los Jardines. We’ve cleared a clogged drainage pipe so the runoff water follows a more normal path. As we wind down at Los Jardines, we’ll shift our focus there.

I’ve reviewed two of what is expected to be three proposals. One I had to send back to the drawing board real fast —they had the roadways aligned along the stream taking some of the best locations for a stupid roadway— a definite no-no. The other proposal avoided this basic mistake. The latter represents a beginning about which I’ve made comments. This will be an iterative process and there will be lots and lots of revisions. This development will not be a cookie cutter development which is probably one of the reasons the larger developers do a different type project —they can’t afford to spend as much time as it takes. Flat lots are easy; build three basic floor plans, reverse the doors / garage and change the roof style and exterior color (and not all those changes are done here) —ooolah— you have a variety of housing.

We reached agreement with one of our current investors to partner with us. He will take a substantial chunk, minimum of a third up to 40% which is the maximum Paul and I wanted to sell. The investor has a client base who he wants to get out of Florida RE and invested into CR real estate. He owns two houses in Los Jardines and is looking for more.

We have started discussions with the owner of an adjacent lot. We would like to buy an additional 2500 meter section which controls a section of the stream. This gives us more river front under our control.

Next week we expect to contract with an engineer who knows trees (a forester) such that we can locate the major trees on the land, identify their type and their condition. All of this is necessary to determine the site plan and is required by law here.


We’ve still got some organizing yet to do but for the most part, all is working smoothly. We have some unfinished things and some furniture yet to get. The hammock works great and so does the bar. All lighting works well for Lita.

With my sister and an investor on site we ate out several times but still managed to stock our kitchen and to make several fantastic pastas which we ate on the terrace with chandelier lighting. Next week I’ll have the wrought iron table and chairs which are being made and I’ll order the granite table top. Since I owe the granite supplier money for his slow performance on our place, I expect to get faster performance this time.
