Residencias Los Jardines - Life & Times

ISSUE #808: April 19-25, 2020

Returning to the New Normal; Price Reduction

Brian Timmons, Newsletter Author
Brian Timmons

Dear friends,

When I started Residencias Los Jardines, I started writing a weekly newsletter -determined to tell all the good, bad, and the ugly. I knew some readers would be interested in the construction process. I expected others might be interested in the lifestyle of two people who had decided to live outside the box. For others, the adventures of Lita, the parrot and the cat took on an entertainment saga all its own.

Residencias Los Jardines is finished. We periodically have re-sales and rental availability. Some readers may be interested in this information.

Each of the units consists of two bedrooms / two bathrooms, and a large living/dining/kitchen area. The floor plan of each of these units has eliminated the optional "den / office" divider. The result is a larger area offering more flexible furniture arrangements while still maintaining the option of including an office area. At 105m2 plus two parking spots each and storage locker, they offer a great opportunity for someone seeking views, security, central location, and first class, all round living...

Our Lives

What Happened This Week

Weather: Transitioning into the rainy season... winds have died and clouds gather many afternoons... we have had several showers and grumbling skies several times this past week. Rains now seem to be coming regularly so we will be de-commissioning our irrigation system, cleaning the gutters and collection basins and making sure the pumps work...

Stories

Covid-19 - CR: More and more businesses are opening but travel is still limited by license plate number and destination. We do not have free travel yet and no indication when..perhaps mid May. Borders are still closed as well. Some small restaurants are opening... albeit with "social distancing"... CR continues to seem to manage the viral outbreak here well. Entering stores, one is required to washing hands and sometimes shoe soles...

Market Interest: One looker and she really wasn't serious -who knows why she bothered to waste her time... and other's.

Project -Revising the Shareholder Agreement: This is now off my agenda -temporarily- and into the hands of the translator and then final review. Perhaps by mid May it will be 100% completed and ready for distribution to shareholders who will never read it. Regardless, it will be our operating guidelines for managing the development and our selves -it is important in that it avoids ad hoc and arbitrary as well as "buddy-based" decisions.

Other Projects: Doneste's accounting is pretty well sorted out now. My personal corporate accounting is coming along... it will likely be finished by mid May as well. We have yet to look into sand-blasting the surface of the slippery walkway tiles -will work on that next week. We started looking for tile to surface the area around the large pool... approx. 270 M2. We also need to replace some pool furniture and to find a person to pain the faux rock... there are always projects but they are manageable and do not represent a crisis...

Scotiabank: I haven't heard from the buggers so maybe they are satisfied -for now... I will continue to transition away from them.

News Items of the Week

Comments:

Rice Imports ++: I cannot copy and paste the article which says that CR does not have enough rice on hand to last out the year. CR grows 40% of it's needs and imports the rest. The allotted imports (not enough) are charged a 35% import tax -this subsidizes the inefficient local (wealthy) farmers at the expense of all the consumers. Now the government has to import even more rice... why I don't know... perhaps local production was down... Actually the government finances are in bad shape... virtually no tourism money, no gas taxes, VAT consumption / lodging taxes are way down, deferred business taxes, deferred, deferred, deferred... you name it... continued government employee salaries, interest payments on debt... more proposed borrowing for infrastructure projects... but yet the colon:US$ exchange rate has been maintained at an artificial rate... virtually unchanged from the previous artificial rate.
