Dear friends,

When I started Residencias Los Jardines, I started writing a weekly news letter -determined to tell all the good, bad, and the ugly. I knew some readers would be interested in the construction process. I expected others might be interested in the lifestyle of two people who had decided to live outside the box. For others, the adventures of Lita, the parrot and the cat took on an entertainment saga all its own.

Residencias Los Jardines is finished. We periodically have resales and rental availability. Some readers may be interested in this information.

More and more, the content will be dominated by events of our new project, "El Dorado" for short. While the future is always uncertain, I again aim to tell it like it happens -the good, the bad, and the ugly, and that is what follows.

Rio Oro: This time of year, the property looks its best -green, and the continuing grass / brush cutting enhances that look. Now if Europe and N. American can just get their social, political, financial, and economic acts together...

Change in Board of Directors: this issue is working its way through the process. There is little active interest or discussion amongst shareholders -as usual- in the issue.

Sale of 112: It was purchased as an 401K retirement investment 6 years ago. Including the rental income and capital appreciation, the owner made net after all costs (rental management, repairs & Mtnc, monthly charges and special assessments) and net of all selling costs (commission, legal fees, transfer fees etc) a 10% annual return. Certainly a better return than many people have experienced in RE or in the stock market.

Market Activity: Very quiet; no one looking either for purchase or for rental.

Sales: no one looking.

Rentals: 112 is available.

Potable Water Problems: this issue seems to have been solved.

Our Lives

WEATHER: much less rain than normal -like last year- just enough to keep us from having to irrigate. However, the weather gurus are predicting a very wet Oct. + with the development of La Nina -we'll see.

Cars: RETIEVE: each year, a car has to pass a safety and gas emmisions test. Mine had problems passing the emmisions test last year. I "supposedly" had the engine completely overhauled. I don't think the work was actually done; I think I got taken to the cleaners. That's history and my misfortune. Time is up again. I did what is normally done -go for a pre-inspection, get cleared and then for the RETIEVE... after two new tires and other stuff ($750) the car failed the emissions (I find out that the original engine for my car was "dirty" when new). Now the mechanic who pronounced it passable has offered to take it to RETIEVE himself on Monday evening... We'll see. I'll start looking for a newer car.

Insurance: Had to renew my insurance. It's increased even though the car is older and I haven't had any accidents, and there is now competition to INS -the former monopoly state insurance company. The reason given was that the government regulatory body, SUGEF orded INS to increase their rates so that the competition had a fair chance to compete. Sounds fishy to me but only in CR do economics get turned upside down to N.Am. logic.
