Dear friends,

When I started Residencias Los Jardines, I started writing a weekly news letter -determined to tell all the good, bad, and the ugly. I knew some readers would be interested in the construction process. I expected others might be interested in the lifestyle of two people who had decided to live outside the box. For others, the adventures of Lita, the parrot and the cat took on an entertainment saga all its own.

Residencias Los Jardines is finished. We periodically have resales and rental availability. Some readers may be interested in this information.

More and more, the content will be dominated by events of our new project, "El Dorado" for short. While the future is always uncertain, I again aim to tell it like it happens -the good, the bad, and the ugly, and that is what follows.

Updates about Hacienda El Dorado

Rio Oro: still revising the formulas -and spent virtually all the week "in training" so not much progress on this... I'm still in training at Los Jardines but am beginning to see an end to that so I can return to this job. I've had two people show expressions of interest.

Tree Fall: We had a large tree which has been struggling for several years. It consisted of three main trunks; the largest fell down due to rot at the base. Now we know why it was struggling.

Office Manager - "In Training": I'm the fledgling now. Flying on my own and making my own mistakes. Fortunately, I'm catching most of them (sometimes after the fact) and have to make corrections this next billing cycle.

Maids: we're still working on this but we had another incident this week as reported by one of the residents. I've now intervened and told all residents that I will not be giving the suspect keys... if they want to, fine... I won't. None want to; she's gone.

Property Management, Rentals, Re-Sales

Market Activity: Sales: nothing much happening. Rentals: 121 was leased for 3 mo. and 126 for one month. Other lookers but no takers.

Pending sale of 112: this has hit a snag. The US trust company who manages the asset on behalf of the beneficial owner as part of his 401K will not release the personal information of their signing officer. The CR lawyer for the purchaser insists on it. As of now, it looks like a big wasted effort and the would be purchaser will have a big legal bill with nothing to show. We've done this deal before and didn't have any problems. Go figure...

New Residents: We had friends of the new Russian owners move in -a mother-daughter team. Communications is difficult -we're all on a steep learning curve.

Our Lives

WEATHER: not much rain but some overcast days. We seem to be into our "mini-summer" where the rains take a break for a week or so before coming back stronger than before.

Unit 126: it's cleaned and occupied for a month; the love seat which I had to have replaced came out o.k.

Nature's Fledglings: they all died including the strongest one. We won't be doing this again. It takes too much out of us emotionally and we've never been successful nor have we ever changed Nature's grand plan.

Driving: I forgot to mention a piece of information included in an article in the Tico Times. An 80ish Tica was describing in her book about what things were like during her earlier years and the changes she's seen. One of the first observations she made was that in 1930 there were two cars in San José. They ran into each other... need I say more about driving in CR; some things don't change in 80 years. I was on errands over the past two days and saw an accident each time.
