In the location where a small one bedroom bungalow exists, will be built a fourplex —two ground floor and two second floor units. Each unit will consist of the following (see floor plans):
Each house is 1,250 sq ft which is made up of 800 sq ft of interior living space and 450 sq ft of covered terrace.
While the open concept kitchen / living room / dining room offer a large area for living and entertaining, the generous “U” shaped kitchen with raised eating counter makes it unnecessary to have a dinning room table but should one want it, there is room. Both, the living room and dining area, face the east terrace. Being on the same level, it would be used as an extended living area.
Use of the center room is flexible at will. It could be used variously as a communications room / extended living room, or by closing the large doors, it could become a private bedroom with en-suite washroom.
The solid masonry demising wall (common wall) will prevent the transference of sound as well as the concrete upper floor which will float on a dense foam pad.
Each house features east and west facing terraces. While the ground floor east terraces may be used for parking one car, it could also be used only for a terrace should the owner not have a car. The west or back terrace will be private. From the terrace, the second story houses will have views of the garden and mountains. From the west covered terrace, you will see sunsets and the lights of the valley and mountains.
The kitchens and bedroom closets will be the same as in all other houses —hand crafted solid wood cabinets. The bedroom closets will feature a number of built in drawers and shelves eliminating the necessity for side furniture. The bathroom plumbing fixtures will be American Standard single piece toilets, underhung “Ovalin” china sinks, granite counter tops, and showers. Also included are American Standard polished chrome vanity and shower faucets. Floors will be covered with ceramic tiles and have attractive designs throughout. The same care and attention to detail that went into the existing units will be used in the construction and finishing of these units.
Each terrace will have planter boxes to show off Costa Rica’s wonderful climate. The covered, terraces with decorative arches will make an excellent and desirable seating area anytime of the day or night.
